Our services
At Berkley Estates & Letting Agents we offer two types of services; the first is a fully managed service, and the second is a tenant find service. If you choose our fully managed service, we will take care of everything every step of the way, which will save you both time and money. Landlords at Berkley Estates Agents receive high-quality marketing of their property, along with a wide range of other services.
Fully Managed
We will take care of everything every step of the way, saving you time and money. It is designed to offer a completely hands-off, stress-free experience from beginning to end.
Tenant Find
We offer this service for those landlords who like a ‘hands-on’ approach to their property portfolio. A flat fee covers marketing, viewings, referencing and collection of the first month’s rent and deposit.

We pride ourselves on complete transparency with our service charges—no hidden fees, ever. Below is a clear breakdown of the payments you can expect throughout your tenancy:
TENANTS FEES
Monthly rent charges.
Holding Deposit: capped at one week’s rent.
Deposit: A maximum of 5 weeks rent, increasing to 6 weeks for properties with rent over £50,000 per year.
You can only be charged a late payment fee once you’re 14 days late with rent.
Default fee for rent payment after 14 days: no more than 3% APR above the Bank of England base rate. You can only be charged by your landlord or agent, not both.
Default charges for lost keys or security fobs will be a reasonable cost for replacement only.
A landlord or agent is entitled to charge up to £50 for the administration involved in amending the tenancy agreement or the amount of their reasonable costs if that is higher.
You can be charged if your landlord or agent agrees to let you end your tenancy early or you leave without notice. Early termination charges, when requested by a tenant, can only cover losses incurred by your landlord or your agent’s reasonable costs.
Bill payments include utilities, TV licences, council tax, and energy efficiency charges.
Berkley Estates are members of the Property Ombudsman scheme.
