Berkley Estates Tenant Information
This page aims to give an overview of our tenant information and lettings process here at Berkley Estates. We manage a variety of furnished and unfurnished properties throughout Leicestershire.
Please note, all security deposits are held in a designated Clients Account and fully bonded.
On our website you will be able to see a list of our continuously updated rental properties. In addition, you can receive a regularly updated list of our available rental properties. All you need to do is register. After this, we will contact you with details of new properties to suit your specific requirements. It’s that simple!
It is important that you keep in mind we have a range of rigorous checks on all prospective tenants. Once these checks have been carried out, we will require at least one full month’s rent as a deposit and one month’s rent paid in advance. Our Letting Process
Below is what to expect with the lettings process, that includes some very helpful tenant information, so please have a read of this. Please also head over to our FAQ’s page for a list of common questions to see if that resolves your issue. If you require any further information, or you wish to arrange a viewing then please contact us.
STEP 1
Finding a property

- You see one of our rental properties you like the look of so ring our friendly team to arrange a viewing.
- You have a viewing and decide this is your dream rental property.
STEP 2
Property Offer
Property Offer
- You love one of our properties and you would now like to make an offer to the landlord for consideration. (Please be aware offers are subject to the fulfillment of our reference criteria).
- Please note the Tenancy Agreement needs to be signed by you within 7-14 working days upon receipt of your application. However, if not, then the Landlord does reserve the right to re-offer the property to someone else.
STEP 3
Accepted offer & Agreement

- The landlord will then accept your offer. Following this, Berkley will then apply for references and collect the relevant documentation. This will form the basis of the agreement between you and the landlord.
- The documentation you would be expected to provide is firstly identification/proof of residency, and secondly proof of address. The accepted forms of identification are;a fully driving licence or a bill. (Either utility bill, council tax bill or mobile phone bill). However, these need to be less than three months old.

References
- It would be helpful for you to contact any references prior to us. Please inform them that we will be in touch, as this will help to prevent any delays in the process. We will contact your employer (and landlord if you are already in rented accommodation). If you have recently had a change of jobs, your previous employer may be contacted. Also, please note, if you are self-employed then your accountant will be contacted.
- If you have not been continuously employed for the past 18 months, have been working abroad in the previous 6 months, or your income falls short of our criteria then a Guarantor will be required. (Please note the guarantor needs to meet our required criteria- found in the FAQ’s section).
STEP 5
Time to sign the Tenancy Agreement

Once all the references have been received and checked, you will then receive an appointment to visit our office to sign the Tenancy Agreement. The Landlord will also sign the document.

Payment
Payment
- We require you to provide an agreed sum of rent and deposit before you may take possession of the property.
- The deposit is required for the full tenancy against any loss, damage or charges payable at the termination of the tenancy. This is usually equivalent to one month’s rent. (However this may vary so make sure the actual amount is verified). The deposit is held under the deposit protection scheme. As a result, it is fully bonded and is returnable in full at the end of the tenancy period subject to a final inspection.
- You will pay your rent monthly in advance. Following this, it will commence on the first day of the tenancy and then on the same day each month thereafter.
STEP 7
Move in Day

- Once all the previous stages have been completed the landlord may instruct us to complete a condition report. Therefore, an appointment will be made with you to arrange a move in day and to carry out a Check In report with one of our Inventory Clerks. (Please note, although this information is provided in good faith, it does not replace the advice of a qualified legal advisor. We cannot accept any responsibility for inaccuracies).
- You are now free to move in and enjoy the property!

Report a maintence issue
We know things don’t always run smoothly, and sometimes issues can occur whilst renting a property. Our easy to use maintenance system allows you to report your problem from a large selection of issues, and gives recommendations on how you can resolve them. If these recommendations aren’t able to resolve your issue, you can fill in any further details about the problem, as well as any photos you have before then submitting it.
